While we are prepping your home to go on the market, we will put it on the Compass website as a private exclusive, so serious buyers can get a first look before the general public does.
When your home is ready to debut, we coordinate a strategic launch designed to maximize exposure while maintaining a thoughtful presentation. Your property will be introduced across the Compass platform, the Real Estate Board of New York’s RLS system, and other leading real estate websites to ensure it reaches the broadest audience of qualified buyers.
At the same time, we actively promote the listing through our professional networks and digital channels, creating meaningful visibility among agents and prospective buyers. We organize and oversee all private showings and open houses, ensuring every presentation reflects the quality and character of your home.
Throughout this stage, we remain in close communication with you. We gather feedback from every showing, monitor market response, and provide regular updates so you always have a clear understanding of how your home is performing.
When offers are received, we carefully evaluate each one and guide you through the negotiation process. Our goal is not simply to secure an offer, but to ensure the terms are strong, realistic, and aligned with your goals.
Once an offer is accepted, we prepare a detailed transaction summary—commonly referred to as a deal sheet—and provide it to your attorney so the contract can be drafted.
With all parties working efficiently, contracts are typically finalized within approximately two weeks. During this time, we remain closely involved to ensure the process progresses smoothly and that all necessary details are addressed.
For cooperative and condominium properties, the buyer must complete a formal purchase application and receive approval from the building’s board.
We work closely with the buyer and their agent to help assemble a thorough and accurate board package, ensuring all documentation meets the building’s requirements. Our experience with these processes helps prevent delays and keeps the transaction moving forward.
If your property is a cooperative, we also help prepare the buyer for the board interview. Condominium purchases typically do not require an interview, though the board will still review and approve the application materials.
A day or two before closing, the buyer will visit the home for a final walkthrough. This visit allows them to confirm that the property is in the same condition as when the contract was signed.
At this stage, the home should be clean and vacant, and any repairs or improvements negotiated during the contract process should be completed.
Closing day marks the final step in the process and the successful transfer of ownership.
Once the paperwork is finalized and funds are transferred, the keys are handed to the new owner and the sale is complete. It’s a rewarding moment—and the culmination of a carefully managed transaction.
